PickTwo Architecture Studio has embarked on its second venture in Zanzibar, focusing on the design and development of a luxury residential complex comprising 37 dwellings available for purchase and rental. The investment for this project amounts to a total of €11.5 million, with PickTwo's team projecting the completion of the entire complex in 2024 and its inauguration at the start of 2025.
Situated on nearly 10,000 square meters of land along the East coast of Zanzibar, adjacent to the Indian Ocean, the Azure Residential Complex features 37 studio-type villas with 2 and 3 bedrooms, each offering ocean views. Ten of these villas are uniquely positioned over water on a pontoon, and every villa boasts a swimming pool, private garden, including a dedicated barbecue area, ensuring utmost privacy for its residents.
Additionally, to cater to the entire complex, facilities will include a restaurant, fitness center, spa area, communal swimming pool, a restaurant, and a panoramic lounge overlooking the sunset and a dedicated marina.
"We aimed to create at Azure a space that embodies the essence of this location, where you realize you have more than you need and can simply enjoy life. Having already completed a project in Zanzibar, this venture flowed smoothly, and our goal is to provide a space that closely resembles paradise for those who will step into this complex," stated Sebastian Mîndroiu, architect and co-founder of PickTwo Studio.
Beyond the comfort and functionality of both private and communal spaces, the PickTwo team has committed to designing the entire complex in accordance with sustainable design principles and environmental responsibility. Each villa is constructed using local materials, techniques, and labor from Zanzibar to lend authenticity to the project. Photovoltaic systems, rainwater recycling, and the use of advanced filtration technologies make Azure a place where luxury and sustainability go hand in hand.
The complex can accommodate up to 40,000 tourists per year across the 37 villas, with full operational status expected by the end of 2024. Prices start at $239,000 for an 84 sqm villa with a 54 sqm terrace and a 155 sqm private yard. The total investment amounts to €11.4 million.
Azure is a project by The Village Group, offering the opportunity to purchase units in the complex even at this early stage, representing an investment opportunity with an estimated annual return of 15% and quarterly dividends from operational profits. The project is anticipated to appreciate in value by 25-35% compared to the initial listing prices. Upon development completion, the complex will be managed by a hotel management firm with over 20 years of experience in luxury resort management, ensuring 5-star services to tourists and a consistent annual yield for investors in the project.
The PickTwo Studio team, one of the largest architecture and interior design studios in Romania, embarks on its second project in Zanzibar, following the completion of Shanga in 2023, a 600 sqm restaurant located in Paje.
Founded in 2013 by interior architects Sebastian Mîndroiu and Radu Călin, PickTwo is an architecture and design studio focused on B2B clients in office, retail, and hospitality sectors. Today, the studio operates as a one-stop-shop interior design agency capable of creating and implementing unique brands in physical forms and is recognized for a series of award-winning projects.
With currently 35 employees, PickTwo has completed over 500 interior design projects in hospitality, retail, and residential sectors, amounting to over €100 million in investment budgets. "The first 10 years were filled with business experiments, from which we learned not only to be architects but also managers and entrepreneurs. However, the experience gained has been met with great enthusiasm for growth. It was a decade of continuous development, and I believe the upcoming period will be one of consolidated growth, positioning, and expansion," stated architect Radu Calin, co-founder.
PickTwo is the first independent & architects founded design studio in Romania to reach a turnover of €1 million in 2022.
