The ultra-energy-efficient construction market in Romania continues to record remarkable stability, with a growth trend fueled by the demand for premium, smart, and sustainable villas, according to an analysis by NEXO Group, one of the main developers of the exclusive residential market. Most buyers still want to purchase a home in a residential complex, the most sought-after types of homes in the premium segment are smart villas with an automated remote control, ultra-energy efficient, spacious, glass-walled, and lighted natural, with heated swimming pools, at prices up to €850,000.

"2024 was an exceptional year for the premium residential market, and the positive dynamics show us that this trend will continue in 2025. If during the pandemic period, the need to live in the most spacious houses emerged, in the last 2-3 years Romanians have been looking for homes that reflect a modern, comfortable, and sustainable lifestyle. Energy-independent villas with high, spacious living rooms and large windows that maximize natural light have become a standard in buyer preferences. The profile market demonstrates stability and extraordinary adaptability to current requirements. We expect the ultra-energy-efficient construction segment to continue to perform well in the year ahead as buyers become increasingly interested in customized and sustainable homes. We develop projects that combine state-of-the-art technology with sophisticated design and absolute comfort, responding to market requirements," says Sorin Lăpădatu, founder and CEO of NEXO Group.

Houses with curtain walls, made of glass, are among the most sought-after

To adapt to new market demands, NEXO Group develops ultra-energy-efficient, smart, and spacious homes on a customized basis for clients who own land and residential complexes.

Thus, the company is currently developing a complex of 14 smart villas in Pipera-Voluntari, with prices between €400,000 and €850,000. To have almost zero energy costs, the homes in the exclusive NEXO Nature project are equipped with heat pumps with wells drilled at great depth, an innovative cooling system integrated into the walls and ceilings that creates a natural cooling effect, as in a grotto, and an advanced heat recovery ventilation system that includes cooling coils and humidity control.

Also, thanks to eliminating energy costs, the villas are more spacious than many on the market, with an area of up to 380 sqm and impressive living rooms with a height of 7 meters. In this regard, the homes are equipped with Reynaers glass curtain walls that allow natural light to enter and provide an elegant and spacious ambiance. In addition, the villas have swimming pools with heated water during the winter.

"The project is in an advanced stage of construction, in which the resistance structure and masonry have been completed, and currently they are working on installations, plastering, hoes. We have everything ready for the next steps until finishing, shortly we will install curtain walls or high windows, which will turn it into a unique project in Romania. To provide maximum safety, it has partnered with AlcoGroup to supply optimal windows, worth over €500,000. We will install Reynaers curtain walls and windows, renowned for their advanced thermal and acoustic insulation technology, designed to blend durability with contemporary design perfectly. Through this investment, we are bringing top carpentry for the first time to the residential market in Romania, which will give each villa an exceptional aesthetic and superior energy efficiency. Also, top thermal installations, the Uponor brand, recognized for their quality, are used for floor heating and ceiling cooling. At the same time, we ensure that the NEXO Nature project will set new standards in terms of sustainability and exclusive design. It is an important step in our mission to offer ultra-modern, ultra-energy-efficient homes adapted to the contemporary lifestyle," declares Sorin Lăpădatu, General Manager of NEXO Group.

NEXO Nature villas are designed to provide an energy-efficient and sustainable environment. With usable areas of up to 380 sqm, the houses are built on 1 or 2 floors, with 6 living rooms, 4 bathrooms, a living room with a height of 7 m, a generous terrace on the 1st floor, a yard with green space of up to 220 sqm and a private pool that can be heated in cold weather. Each villa is designed as an oasis of modern comfort, designed not only to reduce the carbon footprint, but also to improve the quality of life of its residents.

These homes will be developed on construction technologies similar to those for passive houses, to reduce heating and cooling costs close to zero. Among them are groundwater heat pumps, photovoltaic systems and centralized ventilation systems, but also specific materials to ensure waterproofing or noise reduction. The villas are also equipped with underfloor heating and ceiling cooling systems, which ensure a pleasant indoor climate while reducing energy consumption.

These Uponor systems can contribute to energy savings of up to 20% in certain cases. They have a flexible and aesthetic design and being integrated into the structure of the building, the Uponor systems are invisible, offering maximum freedom in arranging the interiors without compromising the aesthetics of the space. Uponor PE-Xa drinking water supply systems have been chosen for their quality, reliability, and excellent environmental performance. Because there is no risk of corrosion or deposits in the pipes, the water remains odorless and retains its pleasant taste. At the same time, Uponor systems are designed to work efficiently with renewable energy sources, such as heat pumps or solar panels, promoting a sustainable lifestyle.

Also, each home is equipped with a state-of-the-art smart home system, which allows automated remote control of lighting, blinds, climate control, and security, and offers personalized scenarios for optimal comfort.

Developed on an area of 5,000 sqm, in the middle of nature, in Pipera-Voluntari (Strada Matei Millo), with an exit to the A3 highway and close to Bucharest, the NEXO Nature complex brings a new residence concept and lifestyle to Romania, focused on reducing expenses and increasing people's quality of life.
