Nobis Group develops €28 million villas project in Pipera

Real estate developer Nobis Group, owned by Marius Busu, an entrepreneur which in the last two decades developed over 2,000 residential units in Bucharest and its surroundings, will deliver by the end of this year the first phase of luxury residential project Nobis Gardens, with a total estimated market value of €28 million.

Nobis Gardens will comprise 28 luxury villas located in the immediate vicinity of Pipera Lake, on Drumul Bisericii, the second phase being set to be completed by mid-2025. Every villa has a structure with ground floor and two floors and net surfaces starting from 302 square meters, this being some of the largest surfaces on the local market. Additionally, every villas will have terraces with areas between 72 and approximately 100 square meters, two indoors parking spaces and a land plot free of construction of at least 300 meters.

Real estate consultant SVN Romania has fully taken over all the development processes and management of Nobis Garden but also of the future projects that Nobis Group will start, through the newly created division SVN Romania | Construct – which offers project management, general contracting, monitoring and financial controlling services. The activity of SVN Romania | Construct is directly coordinated by Andrei Sarbu, CEO and founder of SVN Romania.

There is a need on the local market for integrated services, from business consultancy, project management, general contracting and sales, and our objective is to be responsible in the future for the fully management of an increasingly number of projects”, stated Andrei Sarbu, CEO SVN Romania.

Nobis Gardens will be an efficient and energy-independent project, after the implementation of an innovative cooling and heat pump system, with fresh air intake, and the use of photovoltaic panels.

”Covid-19 pandemic radically changed the preferences of home buyers: if villas projects could have been counted on the fingers before 2020, thousands of houses and villas are currently being completed in the city´s northern limitrophe areas, the increase being more than ten times. It is a market segment with very rapid development and luxury projects, which offer large net areas and quick and easy access to prestigious schools and restaurants located in the northern areas of Bucharest are the most attractive,” said Alexandru Pricop, managing partner within SVN Romania.

Nobis Group intends to start in 2025 the development of a project with several hundred apartments which will be located in Tineretului – Vacaresti area. The project is currently in advance stages of design.
