Liviu Lepădatu, the entrepreneur behind Atria Urban Resort's concept, is considering a future real estate project and has begun exploring viable international housing models and concepts suitable for the Romanian market.
“We expect the sale of apartments in Phase III, which we have just completed, to conclude next year. In our market, the average duration from the construction phase to the completion of sales is about three years, and the residential market in Bucharest has favorable prospects. From the data we've analyzed, in terms of transactions, the residential market is weighs in at approximately 1 billion euros in Sector 1 alone. These figures account for both old and new constructions, homes, and apartments. Therefore, we are already thinking about a new investment so that after completing Atria, we will continue with a new residential project,” stated Liviu Lepădatu, CEO of Cityring Property, developer of the Atria Urban Resort project.
Phase III of the real estate project maintains the design of the previous two phases, with buildings predominantly having a height of GF+4 and partially GF+6, with distances between them ranging from 30 to 100 meters. The total area of this phase exceeds 22,800 square meters, of which 5,750 square meters are exclusively designated for green spaces. The 350 apartments feature various designs and layouts: studios of up to 47 square meters, as well as 2, 3, and 4-room apartments with private gardens, balconies, or spacious terraces. The market value of Phase III is estimated at approximately 40 million euros.
“We want to emphasize that Atria Urban Resort is a residential complex intended for sale to the end customer, the owner, as our goal for this project was to create a genuine urban resort where residents/owners feel at home. We are interested in the quality of living and in developing a community within the complex where residents share the same values and have common interests. Currently, this community already includes nearly 1,500 people. If you walk through Atria, you see all the lights on; people are home, there is balance, there is community,” said Liria Themo, marketing director of Atria Urban Resort.
Families with children or those planning to have children, as well as families wishing to keep their parents nearby prefer Atria. Among residents there are many professionals with flexible work schedules or who work from home. The complex is primarily occupied by active individuals, and housing purchases are made using both personal resources and bank financing.
“What we have noticed as our community has grown, and we are thrilled this is happening, is that young people moving here are bringing their parents along, either to help take care of their kids or simply to be closer to one another, to spend quality time together. The togetherness of these extended families, as well as the friendships that form among our residents, is what we wanted from the very beginning, and we are extremely pleased that in this place we have created, we were able to offer our residents more than just a dwelling, but an opportunity for that unique ‘home',” explained Liria Themo.
In parallel with the sale of Phase III, developers are preparing Phase IV, the final phase of the project. Currently, Phase IV has received the urban planning certificate and is in the process of preparing the documentation to obtain the required approvals and building permit. The final phase of the project will consist of 457 apartments, and the developer anticipates that construction will begin in approximately six months.
Energy efficiency has become a priority for Atria
Energy efficiency is a key feature of the project, with all buildings in Phases III and IV adhering to nZEB standards. To this end, Phase III has installed 292 solar panels that will produce energy for heating water and will help optimize utility costs for future residents. Additionally, each apartment is equipped with a heat recovery ventilation system, reducing additional energy consumption. The windows and exterior walls have high thermal insulation levels, and the PVC joinery used is of a superior category, featuring triple-glazed windows with 4S and LowE coatings and Warm Edge spacers, which provide better insulation, thereby optimizing energy consumption.
Furthermore, the thickness of the thermal insulation materials has increased from 10 cm to 15 cm, and the thickness of the terrace insulation has been increased from 15 cm to 25 cm. All parking spaces are equipped with conduits for the electrical installation for future electric vehicle charging stations. All these features make the buildings of Phase III the most “eco-friendly” constructions in the real estate complex.
New real estate project after Atria's completion
Cityring Property is considering launching a new real estate project in the same area on a 6.5-hectare plot of land on the shores of Lake Străulești after completing Phase IV. The difference between the two projects will be that the new complex will most likely include a mix of buildings intended for both sale and rental. The project will probably start sometime in 2027.
Customer interest in purchasing housing is seasonal, with spring and autumn being the preferred seasons for this purpose. “Probably, this instinct for seeking better conditions is an intrinsic and natural manifestation. Biological cycles urge people, just as birds build their nests in spring, to find a new home. In autumn, needs change and cannot be ignored; preparing for a safe shelter or a warm, comfortable refuge is essential to survive the cold season. In both seasons, the demand for a new space, a better home, that meets present needs becomes more acute,” said Liria Themo.
Atria Urban Resort was built with the principle of allocating 25% for apartment buildings and 75% for open spaces, green areas, and recreational zones. Although the initial plan included planting one tree for each apartment in the complex, nearly 400 trees have been planted in Phase III, which reach heights of 5-6 meters at the time of planting. These are vigorous trees, with multiple transplantations to ensure a high survival rate, and are resilient species that adapt extremely well to the conditions in Atria's urban resort. The developer decided not to build underground parking to allow the trees to root well, grow tall, and help maintain soil moisture and cooler temperatures during hot summers.
Atria Urban Resort is a real estate project developed on Șoseaua Chitilei, near Străulești Lake, by EVERGENT Investments in partnership with Cityring Property, owned by entrepreneurs Liviu and Eugen Lepădatu. The project spans 9 hectares, with 25% of the land designated for residential construction and the remaining 75% for open spaces and complex landscaping elements. It was conceived in four construction phases, totaling 1,365 apartments and a total value of €140 million.
The first phase of the large-scale real estate project, developed in Sector 1 of the Capital, was completed and fully sold in early 2020. Phase II, comprising 398 apartments and a commercial space area, has an estimated value of around 35 million euros. Construction of Phase III, which includes 350 apartments, began in 2022 and was completed this year. Currently, Atria is in the authorization stage for Phase IV, the final phase of the real estate project, consisting of over 450 apartments.
