Transilvania Constructii: Offices are increasing demand within logistic warehouses

A new trend is being observed in the logistics space industry. According to an analysis conducted by the developer and operator Transilvania Construcții, companies that rent storage spaces are increasingly requesting office spaces next to their logistics activities.

In logistic spaces, offices are requested for the HR, accounting, or technical support departments of companies that already have a presence in TRC spaces.

Proximity has become increasingly necessary in the real estate landscape, regardless of the niche, and now more specific requests are becoming increasingly common. “In a sector sensitive to any market shock factors – pandemic, war, inflation – the objective of adapting becomes essential for any company. Of course, the positive aspect, but also the driving force of our motivation as a result of these factors, is the fact that this is also a market in continuous development and change. Thus, the needs of the market and our clients are in constant dynamics, and we are here to offer them either a new office, right next to their warehouses, new dedicated facilities, or spaces adapted in real-time,” says Andrei Timofte – CEO – Transilvania Construcții.

A 45% increase in the demand for offices within the logistic and industrial parks in Transilvania Construcții's portfolio has been observed, a trend that has remained constant post-pandemic. “We all know that the need for proximity in cities has become increasingly important. We see the same thing in our market segment, given that our parks are strategically developed in key areas of the country, in very dynamic cities like Cluj, Bacău, Arad, or Oradea, and that is why there is a need to stay connected to the main activity of their businesses. In all our warehouses, larger administrative office spaces have been requested over the last three years,” explains Paul Barna – Property Manager – Transilvania Construcții.

Transilvania Construcții's properties are located in-city or on the outskirts of major cities in Romania and along main transportation routes. The types of spaces vary from large buildings, primarily used as distribution centers, to urban warehouses. Strategically developed in the western and eastern parts of the country, the company offers supply chains projects with over 250,000 square meters of rentable space in 83 industrial and logistic spaces, actively contributing to the flow of the most important and consumed goods in Romania.
