Activ Property Services brokers Bucharest logistics lease for Pofta de Pâine

Activ Property Services has brokered the lease of approximately 2,000 sqm of production space for Romanian bakery retailer Pofta de Pâine at Lion's Head Logistics Park Bucharest South, a development located in the Popești area on the southern outskirts of Bucharest. The transaction was coordinated by Cosmin Dinu, Head of Industrial at Activ Property Services, who advised the tenant throughout the process, from identifying a suitable location and conducting technical and commercial assessments to negotiating lease terms. Operations at the new factory are expected to commence in October or November 2026.

Pofta de Pâine, founded in 2017, plans to expand its retail network to 15 locations over the coming years. "With the opening of two new locations in 2026, Pofta de Pâine needed to take the next step in developing its production capacity, both to maintain the same level of product quality and to respond to growing demand. Our plan is to reach 15 locations over the coming years, and achieving this required a larger space, preferably in a new building," said George Badea, Cosmin Matea and Alexandru Teodorescu, representatives of the Pofta de Pâine management team.

A key factor in the location selection was the opportunity to incorporate the tenant's technical requirements while the building was still under construction. "Bakery production requires specialist fit-out works that go well beyond the standards of a conventional logistics building. We therefore recommended a building that was still under construction, allowing the client's specifications to be incorporated directly into the project. The result is a lower fit-out cost and a shorter implementation period," said Cosmin Dinu, Head of Industrial, Activ Property Services.

"We want Lion's Head Logistics Park Bucharest South to be the natural choice for companies looking for modern logistics space that can be effectively adapted to their operations. Pofta de Pâine is a good example of a growing Romanian entrepreneurial business that needs infrastructure capable of keeping pace with its development," said Alina Necula, Country Manager, Lion's Head Romania. Vladimir Gurdjieff, Managing Director of Lion's Head Logistics, added that the park's flexible spaces are designed to accommodate a range of activities, from food production to courier and distribution operations.

Activ Property Services noted that the clarity of the tenant's brief was an important factor in completing the transaction efficiently. "The Pofta de Pâine management team came to the table with a very clear understanding of its operational requirements. In a transaction involving a building adapted to a production process, having a client with clearly defined requirements significantly shortens negotiations and reduces the risk of costly changes," said Cosmin Dinu. The facility has also been sized to support the retailer's medium-term expansion plans, without oversizing the first phase or unnecessarily tying up capital.
