Novarion and Hubix secure €9.5 million for Sibiu project

Novarion Hubix EF TLH, the project company set up to develop phases E and F of The Lake Home in Sibiu, has secured €9.5 million in financing from UniCredit Bank. The funds will support the construction of blocks E and F within the mixed-use residential development on the shores of Lake Binder. The project is being developed in partnership by Novarion, acting as capital partner and Development Manager, and Hubix, serving as equity partner and Investment Manager. Construction will be carried out by Novarion DMX Construction, a Sibiu-based general contractor with over 11 years of experience.

"This financing marks an important stage for The Lake Home and confirms the maturity of the project. The Lake Home is not just a residential project, but a large-scale urban reconversion built around a natural area of value to Sibiu," said Raul Târnaru, CEO of Novarion and Development Manager of the project.

"The Lake Home fits well within Hubix's investment philosophy: a location with real potential, a clear urban regeneration component and a development that can generate long-term value. For us, the role of equity partner means more than capital contribution — it means involvement in structuring the investment, project governance and supporting a partnership built on discipline and transparency," said Daniel Tudor, Chief Investment Officer of Hubix.

At completion, The Lake Home will include 494 apartments, 34 houses, 3 restaurants and approximately 20,000 sqm of green spaces. To date, Novarion DMX Construction has completed over €20 million worth of works on the project. The development has been recognised at the International Property Awards with the "Best Residential Renovation/Redevelopment Romania, 5 Stars" award.

Hubix is a real estate co-investment platform founded by Bogdan Dinu, Daniel Tudor and Cristian Istrătescu, with a portfolio spanning Warsaw, Cluj-Napoca, Sibiu, Timișoara and other regional markets. Novarion DMX Construction has built over 150,000 sqm across industrial and residential projects, and has delivered public sector works worth approximately €37 million including VAT.
