North-East Romania looks to turn potential into investment

Business Forum
North-East Romania needs better connectivity, stronger cooperation between the public and private sectors and a more investor-oriented approach to turn its economic potential into concrete projects. In a video interview recorded at Property Forum EastGate 2026 in Iaşi, Vasile Asandei, General Director of ADR Nord-Est, discusses the region's investment opportunities, the sectors with the greatest potential and why the A7 and A8 motorways could fundamentally change its position on the European investment map.

What needs to change for North-East Romania to attract more foreign investment?

First, we need to change our mindset and believe that this is possible. The second and perhaps most important thing is to work together on a professional level. I was excited to see at EastGate that there are many professionals here who understand very well what investment means and who want to work together.

Third, we need to present what we have to offer in a structured way that meets investors' expectations. People looking to invest here need to see that we understand their needs.

Finally, we need to use the funding available to us in the right way to create the conditions for investment, particularly when it comes to road infrastructure, energy, railways and other essential infrastructure.

Which sectors currently offer the greatest investment potential in the region?

There are several areas with particularly strong potential. Logistics and industrial parks are among them. We already have industrial parks in operation, and funding is available for the development of additional parks. But, as we also discussed at the conference, we need to build these parks properly, following the needs of businesses rather than expecting businesses to adapt to what we build.

Building materials are another interesting investment area, including the metallurgical industry and its role in supplying construction materials.

Iaşi is already an important IT centre, so technology is another sector with considerable potential. Food processing is also an important opportunity for the region.

Last but not least, we need more investment in tourism. North-East Romania offers many opportunities in this area that can still be developed further.

How important is improving connectivity for the region's investment prospects?

For a long time, North-East Romania was considered one of the country's most isolated regions because we lacked the major transport arteries connecting us with the rest of Romania and Europe. This is now about to change.

The A7 and A8 motorways will connect the region both with the south of Romania and Bucharest, and towards the west and the rest of the European Union.

We also need to add better rail connections to this. We have reached the point where we believe an improved rail network is vital for North-East Romania. Together, these connections will make a major difference because industries operating in the region will be able to access the Port of Constanţa or Western European markets much more quickly.

I have said before that the construction of the two motorways alone could add at least 10% to the region's GDP.

The Eastern Growth Corridor can turn strategic importance into investment

Property Forum's first EastGate Investment Showcase, held on 15 September, brought together investors, business leaders, financial institutions, public authorities and regional decision-makers at the Palace of Culture in Iași to explore how Northeast Romania and the wider Romania-Moldova-Ukraine corridor can translate its strategic position into investable opportunities. The event created a new meeting point between international capital and regional stakeholders, with discussions ranging from infrastructure and energy to real estate, logistics and Ukraine's reconstruction. EastGate's objective extends beyond the event itself: the initiative will continue with the development of the EastGate Investment Pipeline 2027, aimed at identifying and preparing concrete opportunities for investors.

What makes an investment destination competitive today?

Every region with international ambitions eventually reaches the same point. Competitive labour costs, strategic location and investment incentives may succeed in attracting attention, but sustaining long-term growth requires something more. Investors need access to decision-makers, businesses need reliable public-sector partners and local authorities need a platform where regional opportunities can be presented to an international audience.

Beyond manufacturing: What's putting North East Romania on investors' radar

North East Romania has long been recognised as one of the country's manufacturing centres, but reducing the region's investment story to factories and production lines no longer tells the full picture. Over the past decade, a broader economic ecosystem has begun to emerge, one that combines advanced manufacturing with technology, research, healthcare, logistics and a rapidly evolving business services sector. It is this diversification that is increasingly attracting the attention of investors and will be one of the key themes explored at the inaugural edition of EastGate this September.

Why North East Romania is Europe's next investment frontier

For decades, Romania's investment story has largely been associated with Bucharest, Cluj-Napoca and the country's western industrial hubs. Yet as investors search for new growth opportunities across Central and Eastern Europe, attention is increasingly shifting east. This emerging trend will be at the heart of discussions during EastGate 2026, where investors, developers, business leaders and public officials will gather in Iași to examine why North East Romania is becoming one of Europe's most promising investment destinations.

Bucharest is consolidating its position within the Central and Eastern European (CEE) real estate market, combining rental growth across major asset classes with investment yields that remain well above Western European levels, according to the DNA of Real Estate Europe Q2 2026 report published by Cushman & Wakefield. Across Europe in Q2 2026, prime office rents rose 4.5% year-on-year, retail rents increased 3.0%, and logistics rents grew 2.4%, while investors remained selective as yield movements pointed to a more balanced market following the repricing cycle of recent years.
